There are always at least thirty designs available to our clients ranging from bungalows to two and three storey properties with up to seven bedrooms. All are local in design and style, either traditional or modern, and can be built in varying sizes. (See examples.)

In any event the interior can be altered to your specification, only restricted by the design and loadbearing walls.

There are three quarries in the area which provide the opportunity for the property to be partly built in stone, to include features such as a pigeonnier, outside steps, or part of walls.

The prices shown are the starting prices for the smallest property of two bedrooms for each design. A garage is not included in the price unless it is an integral part of the property. Each design either has several sizes or can be increased in size proportionately. The arrangement of the interior can generally be altered to suit the client's requirements.


PLEASE NOTE the property prices do NOT include the plot of land and the cost of the outside work.

Each property is guaranteed by the builder for ten years and this guarantee is supported by an insurance policy. None of the designs include a fireplace, chimney or fitted kitchen, as these items are not covered by the guarantee.

There are two basic specifications for the walls. The first is a dry wall inner construction and the second is with a brick and plaster finish. Painting of the exterior woodwork and the interior can be excluded if the clients prefer to do this themselves. Stonework is extra to the prices stated.

The exterior windows, which are double glazed, can be either in PVC or hardwood.

There is a choice of excellent quality tiles for the roof and floors, bathroom and sanitary ware. The bedrooms are normally carpeted, although they can be tiled for an additional, modest extra cost. The bathrooms are fitted with a bath, washbasin, and bidet, but a w.c. can be exchanged for the bidet for a small additional charge.

Workmanship.

Each property receives the benefit of a ten year guarantee which is supported by an insurance policy. This gives the client protection for that period. The workmanship is of a much higher standard than that usually found in the UK, with a greater emphasis on the pride in the work done and the quality of the finish. The materials used are of a high standard, and the end result is excellent value for money.

Fees and Taxes.
It is necessary to allow approximately 8.5% of the land price for taxes, Land Registry and Notaire's fees.

Survey of the land.
It is not generally a requirement to have the building site surveyed although there are occasions when this is necessary. If so, then an expert's fee is payable.

Services.
The approximate cost of the connections is as follows:

Water: 800€.
Electricity: 900€.
Drainage: 450€ for main drainage connection.
